To a contract for the sale of land was annexed, among others, the following condition of sale:—"The purchaser shall, on the signing hereof, pay a deposit in cash of 25l. of the total amount of purchase money, and also for the residue pay the balance in cash within thirty days from date or at signing of transfer."
